Tahlequah Project

Owners had a window leak that was never fixed by other contractors they had out. We found the problem and were able to get flat stock flashing installed without taking the window out (which would have created a multitude of additional problems). We got it waterproofed and re-trimmed. We also fixed the roof to wall connection by adding the proper flashing. They wanted to cover the old existing pergola with metal roofing too. We had to build roof framing on top of the pergola to support the metal roof and allow drainage. Then we found another source of leaking at the exterior on the back deck– we fixed that too. This all turned into a complete exterior paint job. We used a high-quality paint for old cedar siding and excessive UV rays. They were very happy with our quality of work and paint. We will be doing other work for them on investment properties soon.

Aspenwood

This is an investment property that we refreshed and got ready for new tenants. We replaced all common things that fail and cause damage (angle stops, toilets, drains, faucets, appliances, etc) We found a leak that created mold in the laundry room – we fixed all that along with the area behind the fridge and under the sink. We had the old peel and stick floors replaced with a durable LVP (Luxury Vinyl Plank). Carpets cleaned, fireplace cleaned and inspected, complete interior paint job. Place turned out great. Owners and the new tenants love it!

Chelsea Project

Owner wanted the front steps replaced due to wood rot. We replaced them and painted adjacent railing and the stair stringers. Also, her vinyl siding trapped water at the windows and caused a ton of rot. We corrected one window and got it ready for the owners finishes for them to do in the future. We are totally willing to complete any phase(s) of a project – small correction to completed rehab with all new finishes. We love to dig in and find the problems. We really love to fix those problems.

Leaking Door and Replacement Owasso

Owners found that their master bedroom door had leaked after a storm. We did an inspection and found that the door had been leaking for some time, which led to dryrot in the subfloor and adjacent framing. We removed all the dryrot and replaced it with new material and added some framing to help support the repair. After the door and door frame was completely removed, we waterproofed the area and installed the new door, then installed new trim, then finally we painted the area with a high-quality paint that can stand up to constant UV. To date, the door has not leaked. We took the time to consider the direction of different storm and how they affect the exterior and we waterproofed accordingly.

Park Hill Partial Roof Inspection

Roof/home is less than 5 yrs. old. Roof leak inside due to inadequate flashing. Siding and roof not installed great. Damage in siding due to inadequate install. Copper flashing not fastened with the correct fasteners which started corroding – we pulled those fasteners and installed copper nails. Owners going back to builder. It doesn’t always pay to have the cheap guy. Usually the more expensive (or at least they seem to be at first) guy knows their worth and knows what it takes to do the job right the first time (which is always for money upfront, but less in the long run).

S. Choctaw

(This place was nasty; toilet had been leaking for a long time – other plumbers never fixed it correctly) This is an investment property that we refreshed and got it ready for new tenants. We replaced all common things that fail and cause damage (angle stops, toilets, drains, faucets, appliances, etc) We re-did so much here. All new flooring, countertops, kitchen sink, bathroom vanity, new water heater, exhaust fan, shower valve, tons of drywall repairs, and a complete interior paint job. Place turned out great. Owners and the new tenants love it!

Neosho Project

This job started off with hanging an old flat screen TV and running all the media cables through the walls to her media console. She wanted her mantle to be clean and not full of cables etc. Then she wanted an aluminum patio cover for her swim spa. We built it to her specs with cedar 4”x6” posts. She did not want the patio cover attached to the eave or the roof. We built it as a “free-standing” patio cover. We tied the post to the wall of the house (we needed to do this for bracing support). We attached it cedar and made the area usable, so it didn’t look like it was out of place or an afterthought. Owners are super happy, which means we are super happy!

Oklahoma PL

(This place was filthy) This is an investment property that we refreshed and got it ready for new tenants. We replaced all common things that fail and cause damage (angle stops, toilets, drains, faucets, appliances, etc) We found multiple leaks in the kitchen, bathrooms, laundry room, and underneath the home – we fixed all of that and installed new vanities, all waste lines under the home and we insulated all the water lines. Complete interior paint job. All wood floors sanded and refinished. Replaced a broken sliding glass door and had the electrical panel and sub-panel replaced. Place turned out great. Owners and the new tenants love it!

Church Door Replacement

Church wanted the old funky door to one of the classrooms replaced with a door that had a window. We replaced the door and installed trim. It was prepped for new paint being completed by others at the church.
